Strong Demand Drives New 43-Lot Release as Zuccoli Village Enters Final Stages

Darwin homebuyers will have a new opportunity to secure land at Zuccoli Village, with a new land release of 43 lots hitting the market this week, as the established Palmerston community enters its final stages.

Priced from $260,000* with an average price of approximately $363,000,* the 43 homesites are part of the final stages of development at Zuccoli Village, marking a significant milestone in the delivery of the community after more than 16 years of development.

With construction underway and title expected in March 2027, the release offers buyers a short pathway from securing land to building a new home, at a time when available land across Zuccoli remains tightly held.

Zuccoli Village sales agent Nicole Turner says demand for land in the suburb remains strong, with buyers already reserving lots ahead of the release.

“Quite simply, there is just no land available in Zuccoli right now,” Nicole said.

“Buyers are actively looking for land that’s close to being ready so they can build straight away. Because titles for this release are expected in March, buyers can get their builder sorted, lock in their finance, and get moving without waiting around. The previous land release saw more than 50 per cent of lots go under contract within weeks of launch, and strong interest is already building for this next release.”

As one of Palmerston’s most established masterplanned communities, Zuccoli Village offers buyers immediate access to a complete, connected neighbourhood, allowing families to build and embrace Top End living in a proven community.

“Opportunities to live in Zuccoli Village are running out fast. Given the strong demand we’re seeing, buyers looking to secure a spot in this release will need to move quickly,” Nicole said.

This new release comes at a great time for buyers looking to maximise their budget, with extended Northern Territory Government support providing up to $50,000 through the HomeGrown Territory Grant for first home buyers, or $30,000 via the FreshStart New Home Grant for existing homeowners, available until 30 September 2027.*

Nicole says the combination of government assistance and rising rental costs is also prompting first home buyers to reconsider their living situation.

“We’re definitely seeing some first home buyers moving away from the rental market,” Nicole said.

“With home rental across Palmerston pushing toward $700 a week or more, local renters are asking themselves whether that money is better spent building equity in a home of their own.”

Rather than delaying their plans, an increasing number of buyers are prioritising entry into the market by opting for smart, compact housing designs.

“We’re finding people are completely comfortable choosing smaller homes,” Nicole said.

“It’s not about having the biggest house on the street anymore, it’s about getting into your own home and being realistic about what works for their budget.”

Nicole has also noticed an increase in investor enquiries driven by Greater Darwins strong capital growth, the highest rental yields in the country, consistently tight vacancy rates, and changes to capital gains tax laws. However, the appeal of this new land release extends well beyond market fundamentals and land availability.

Spread across 96 hectares, the multi-award-winning Zuccoli Village offers a proven, fully realised neighbourhood where over 2,000 Territorians already call home.
